Scrub-and-Recoat

Burnishing

High-speed burnishing heats the finish surface and produces a high-gloss result without adding new chemistry. Burnishing is a maintenance step — it works on floors that have been correctly stripped and refinished within the last 12 months. It does not restore a floor that has lost its finish base.

Strip-and-Wax

Complete removal of existing finish down to the floor surface, followed by multiple finish coats. This is the reset — used when scrub-and-recoat can no longer restore the appearance, typically every 12 to 24 months depending on traffic. Hard Surface Types We Service

VCT (vinyl composition tile) is the most common floor in Hopkins commercial spaces and responds well to all three program tiers.
